Property Details
Quiet and independent open space room of 1000 sq.feet, ideal for relaxing holidays and base with daily trip to Rome. The cottage is just steps away from the lake (5 minutes walk) and the historic centre of Bracciano (5 minutes walk) where the railway station is located (local train to Rome every 30').
The cottage is completely furnished and composed by a double bed area, or 2 separate twin beds, a comfortable sofa double bed in front of that, a kitchen corner fully equipped with sink, refrigerator, freezer, cook stove with oven, table and sitting for 4. The bathroom has a large brick shower cabin and hair dryer. Central independent heating with radiator and/or cast iron woodstove with oven (wood available for free). Satellite TV and radio, free internet ADSL, iron with ironing board, washing machine, baby cot and high chair.
Outside: The large private ed elegant garden - 40.000 sq feet - is furnished with sun beds around the pool (10x5 meters), and protected sitting area in the patio with brick barbecue and pizza oven. The garden is shared with the main villa. Parking in the common area. The owners, who live in the main adjacent villa, speak English and are available to help and advise.

Nearest railway station: 300 meters (line Rome/Viterbo) with train every 30 mins and many stops in centre Rome (40 mins to St.Peter's Basilica) and connection with buses and underground. Nearest motorway junction: 15 KM (Highway A12 exit Cerveteri)
Nearest port/ferry: 40 km. (Civitavecchia)

Sports: Sailing, windsurfing, canoeing, swimming (the lake is forbidden to the motors), cycling, walking, trekking, horse riding, golf.
Area Description
The cottage is situated in the Regional Park of the Lakes Bracciano and Martignano, the most beautiful area just outside Rome. There are various centres principally rural, that with their gastronomic and village traditions make this an ideal place to stay. The lake is vorbidden to the motors, and the water is very clear (water reserve of Rome's aqueduct). The town of Bracciano counts 16.000 inhabitans, is 280 m. above the sea level, in a deligthful location with his historic medieval centre and the majestic Orsini - Odescalchi Castle (where Tom Cruise got married!), some belvedere …

In the nearby: The Mediterranean sea beach at only 15 KM. (Cerveteri), The Farnese Palace of Caprarola (a jewel of the Renaissance at 20 KM), Sutri (Roman amphitheater at 15 km). Viterbo (45 KM) with its beautiful medieval centre, the Cathedral and the Papal Palace, the artistic village of Calcata, the forest reserves of Canale Monterano and Manziana, the thermal spa of Stigliano and Viterbo (sulphurous water at 37 degrees).
Archaeology: There are numerous Etruscan excavations about this misterious civilisation disappeared during the Roman emperor (750-450 B.C.): The necropolis of Tarquinia (frescoes), Cerveteri, Barbarano, Veio, to name but a few, all within easy distance, and of course ROME!.

A car would be useful
Connection: The Cottage is situated 30 km North of Rome and easy to get both by your own car, with pubblic transports (bus and train) or by private car.
Nearest airport: Leonardo da Vinci of Fiumicino: Train to Ostiense Railway station and then train to Bracciano (FM3). Total time 1h.30 minutes. Price: 6 €.
From Ciampino Airport: Bus shuttle to Metro A, stop Valle Aurelia, train to Bracciano (FM3). Total time 2 hours. Price: 6€.
From Rome centre: Train direction Viterbo (FM3). Total time: from 30 minutes up to 1 h. Price: 2.50€.
Nearest Mediterranean beach: 15 KM (Cerveteri). Getting by bus or car. Total time: 20 minutes.
The railway station (line Rome/Viterbo) is located just a few steps away from the cottage (10' walk), with modern trains to every 30 minutes (stop by S.Peter Basilica and the Vatican Museums, or Trastevere area in 40/45 minutes).
Public bus service to Rome (45 minutes) and the hinterland.
Options by private car: Shuttle from/to Rome airport L.da Vinci - Fiumicino (60 euro), airport of Ciampino (70 euro), Rome centre (40 euro), ferry/port of Civitavecchia (40 euro).
